Terms of Service

Acceptance
By accessing or using Probate Listings (the “Service”) you agree to these terms. If you do not agree, do not use the Service.
Subscriptions and trials
A free trial gives you full access to one Eircode-postcode bundle for fourteen (14) days. After the trial, continued access requires a paid subscription. Subscriptions renew monthly on the same calendar date. You may cancel any time from your account page; cancellation takes effect at the end of the current billing month.
Permitted use
Property data displayed in the Service is sourced from public Irish registers (courts.ie probate register and the Property Price Register). You may use it solely for your own estate-agency activities. You may not redistribute, resell, syndicate, scrape, or otherwise publish the data outside your own business operations. Bulk export, systematic crawling, or sharing your account credentials with third parties will result in immediate access revocation without refund.
Geographic exclusivity
Each postcode bundle is allocated to one estate agent at a time, on a first-come basis. We do not guarantee that a specific bundle will remain available. Where two parties subscribe to overlapping bundles, the earlier subscription holds priority.
No warranty
The Service is provided “as is”. We make reasonable efforts to ensure the accuracy and timeliness of probate grant data, but we do not warrant completeness, accuracy, or timeliness. You are responsible for verifying any lead before contacting the family, executor, or solicitor.
Limitation of liability
To the maximum extent permitted by law, our total liability arising out of or relating to the Service is limited to the fees you paid in the three months preceding the claim. We are not liable for indirect, incidental, or consequential losses, including lost commissions or missed opportunities.
Revocation
We may suspend or revoke access at any time for breach of these terms or non-payment, without refund of the current month’s subscription.
Governing law
These terms are governed by the laws of the Republic of Ireland. Any disputes will be resolved in the Irish courts.
